The only fee a lender can ask you to pay prior to providing a Loan Estimate is a fee for obtaining your credit report.
Watch for your Loan Estimates
Once you've submitted your six key pieces of information, each lender is required to send you a Loan Estimate within three business days.
Assets and debts
Two to three months' worth of statements for all accounts listed on the application, such as bank and investment accounts, credit cards, and student loans. Documentation for any large deposits on asset or bank statements. Judicial decree or court order for each obligation due to legal action.

When you apply for a mortgage, your lender is required to give you a Loan Estimate: a standardized form that gives you important details about the mortgage you're applying for. The mortgage Loan Estimate includes your estimated interest rate, monthly payment, closing costs and other details.
When will you receive it? Three business days after the lender receives the following six pieces of information: your name, income, Social Security Number, the address and value of the property you're considering, and the loan amount you're seeking.

- Total amount made in payments over the life of the loan.
The Disclosure time period begins on the business day following receipt of the consumer's application. Loan Estimate -Initial disclosure (Delivery): The lender must provide the initial Loan Estimate no later than 3 business days (using the general definition of business day) after application is received.
What happens if lender does not provide loan estimate?
If the lender refuses to send you a Loan Estimate, consider working with another lender. You can also submit a complaint to the CFPB online or by calling (855) 411-CFPB (2372). We'll forward your complaint to the lender and work to get a response, generally in 15 days.
The Loan Estimate must be provided to a prospective borrower applying for any federally-regulated mortgage loan, including a refinance. It must be provided no more than three business days after the licensee receives an application.
Under the TRID rule, credit unions generally must provide the Loan Estimate to consumers no later than seven business days before consummation. Members must receive the Closing Disclosure no later than three business days before consummation.
While it may seem that a lender can ask anything, there are two topics that are illegal to require borrowers to answer: family planning and health issues. Lenders may not ask if you a starting a family because they may assume female borrowers will quit their jobs if they become pregnant.
Lenders will require their own title insurance as a condition of your loan. A lender's policy insures that the lender's security interest in the property has priority over claims that others may have in your property.
Lenders need to look at your income, assets, credit, and debt before qualifying you for a mortgage. Be prepared to provide pay stubs, W-2s, tax returns, bank statements, and any other documentation proving you have the ability to repay the loan.

The Loan Estimate and Closing Disclosure are two forms that you'll receive during the home-buying process. The Loan Estimate comes at the beginning, after you apply, while the Closing Disclosure comes at the end before you sign the final paperwork for your mortgage.
Your lender will prepare a loan estimate for you based on information provided in your loan application. The purpose of a loan estimate is to give you the details of a loan before deciding if the loan is right for you.
You want accurate figures. At Homebuyer and plenty of other lenders, these costs get estimated as close to 100 percent accurate as possible. Remember that numbers are never exact upfront. Don't worry about any estimated fees that your lender doesn't dictate.
Does a loan estimate require a hard inquiry?
You can get a mortgage loan estimate through the prequalification process, which does not require a hard credit check. A mortgage lender will not conduct a hard credit inquiry until you seek formal preapproval for a loan.
